What does balcony design involve for an apartment?

Balcony design turns a builder-standard ledge into a usable outdoor room by planning layout, wet-rated flooring, planting, seating, lighting, privacy and sun screening, and drainage — in that order of priority once waterproofing is confirmed sound.

Most apartment balconies in Bengaluru and Mumbai are handed over with plain tiles, a railing and one drainage outlet. A good design starts with how you want to use the space — a morning-coffee corner, a work-from-home nook, a kids’ play strip, a herb garden — and then works backwards to materials.

  • Layout: keep a clear walkway to the door and outlet; built-in benches save more space than loose chairs.
  • Flooring: composite decking, anti-skid porcelain or stone that stays safe when wet. See balcony flooring options.
  • Planting: chosen for your sun direction — west-facing balconies need heat-tolerant plants and shade.
  • Privacy & sun: jaalis, louvres, blinds or green screens. See balcony privacy screens.
  • Safety: invisible grills or nets for children, pets and pigeons. See safety grills.

What is balcony waterproofing and why does it matter?

Balcony waterproofing is the layered system — correct floor slope, a membrane or coating, sealed joints and clear outlets — that stops rain and irrigation water from seeping into the slab and causing damp, peeling paint or leaks in the flat below.

Water that sits on a balcony finds its way through hairline cracks, tile grout and the joint where the floor meets the wall or door sill. The damage usually shows up somewhere else — the ceiling of the flat below, a skirting inside your living room, or as efflorescence on the facade — which is why balcony leaks so often turn into society disputes.

A sound system has four parts: slope towards the outlet, a waterproof layer (membrane or coating suited to the slab), detailing at every upturn and junction, and a flood test before tiles or decking go back on.

How do I know if my balcony is leaking?

Common signs are damp patches or peeling paint on the ceiling below or walls beside the balcony, water pooling for hours after rain, white salt deposits on tiles or the facade, hollow-sounding tiles, and musty smells near the balcony door.

  • Water still standing on the floor an hour after rain or watering plants.
  • Your downstairs neighbour reporting a damp ceiling under your balcony.
  • Paint bubbling on the wall either side of the balcony door.
  • Cracked or missing grout lines; tiles that sound hollow when tapped.
  • Blocked or slow drainage outlets, often choked with soil from planters.

How is balcony design different in Bengaluru and Mumbai?

Bengaluru balconies are used most of the year and suit gardens, so design focuses on shade, planting and irrigation-safe waterproofing. Mumbai balconies face months of driving monsoon rain, humidity and salt air, so waterproofing, drainage and corrosion-resistant materials come first.

Bengaluru

The mild climate makes balconies genuine living spaces. The most common problem we see in high-rises across Whitefield, Hebbal, Thanisandra and Sarjapur Road is not the monsoon itself but planters and irrigation added after possession — water and soil overwhelm builder-grade waterproofing and outlets. Waterproof first, then plant.

Mumbai

Monsoon rain arrives sideways and for weeks at a time. Balconies in older buildings and new towers alike need robust membranes, generous slopes and outlets that can handle a downpour. Near the coast, choose stainless or powder-coated metals and composite decking that will not rot. Enclosures are popular but must stay within society and municipal rules.

When is the best time to waterproof a balcony?

Before the monsoon — ideally in the dry months — and always before installing a balcony garden, new flooring or planters. Waterproofing needs dry surfaces and curing time, and fixing it later means lifting finishes you have just paid for.

In Mumbai, schedule work well before June. In Bengaluru, aim for the dry window before the pre-monsoon storms. If you have just taken possession of a new flat, inspect and flood-test the balcony before any interiors work begins — it is the cheapest moment to fix it.

Can I have a garden on my apartment balcony without causing leaks?

Yes — if the balcony is waterproofed and flood-tested first, planters sit on trays or raised feet, drip irrigation is on a timer, a lightweight potting mix respects slab load, and outlets are kept clear of soil.

Vertical green walls and raised planter boxes give the most greenery for the least floor load. See balcony gardens, vertical gardens and, for larger spaces, terrace gardens.

Do I need society permission for balcony work?

Usually yes for anything that changes the facade or structure — enclosures, grills, external screens, or major waterproofing — and most societies also set work hours and rules for material movement. Check your bye-laws before you finalise a design.

We handle society paperwork, work-hour schedules and protection of common areas as part of every balcony project in Bengaluru and Mumbai.

How much does balcony waterproofing or a balcony makeover cost?

It depends on the balcony’s size, the condition of the existing slab and tiles, and the finishes you choose — so a reliable figure needs a site visit. Ander Baher shares an itemised estimate after inspecting the balcony.

Who does balcony design and waterproofing in Bengaluru and Mumbai?

Ander Baher, a Bengaluru and Mumbai interiors-and-landscape studio, designs and waterproofs apartment balconies end-to-end — inspection, itemised estimate, execution, flood testing and finishes — with one team for both indoor and outdoor work.

How long does balcony waterproofing take?

Typically a few days to two weeks, including surface preparation, curing and a flood test before finishes go back on.

Can balcony waterproofing be done without removing tiles?

Sometimes — surface-applied transparent coatings and grout sealing can help minor seepage — but persistent leaks usually need tiles lifted so the slope and membrane can be fixed properly.

What is the best flooring for a balcony?

Anti-skid porcelain or stone tiles and composite decking perform best in wet, sunny conditions; interlocking deck tiles suit renters. Whatever you choose must sit on a sound, sloped, waterproofed base.

Are invisible grills allowed on balconies?

Many societies allow invisible stainless-steel grills because they barely change the facade, but rules vary — check your society bye-laws first.
